In 2014 Dan added real estate investing consulting to his services, providing in-depth data analysis to help investors purchase properties in need of renovation and upon completion a probable successful return on their investment.

The services for his investment clients include Determining a Return On Investment, 10-year Market Data Analysis, Location Analysis, Property Analysis, the Permit Process, Material Facts that may affect the property and more. Further oversight if requested, Project and/or Property Management.

For investor cliets, Dan’s primary goal is to not only get the best price and terms for them of that property, but also to give them the location values that most likely will give them the best possible return on investment (ROI) based on the costs of their investment (material, labor, contractors, permits, taxes, fees, utilities, etc.)

Other primary ways Dan helps his investor clients:

  • Developing a property presence through a website(s) to expose the client’s property;
  • Unique and effective actions and activities to expose the client’s property;
  • Scheduling showings, open houses, inspections, interviews, evaluations, etc.;
  • Effective communication with clients via phone, email and text to keep them informed of their objectives;
  • Continually providing market data and analysis that may affect selling or buying objectives;
  • To enhance an investor’s possible return on investment with location market analysis.

Dan O'Shea
Broker Realtor

Dan O'Shea

Introduction

As a Broker/Realtor licensed in three states, NC, SC and FL, I’ve helped many clients; sellers, buyers and investors in real estate for 20-plus years. It has been extremely rewarding to help clients meet their objectives, along with getting to know many wonderful people along the way. Below is a summary of my experience and my primary goal I have to meet my client’s needs.

Experience

In 2003, I wanted to sell my home and with my computer skills, decided to apply for my real estate license in Maryland and take the educational requirements for licensing. I partnered with Champion Realty and sold my own home.

In 2004, I moved to the Charleston, South Carolina area and entered real estate as a full-time career. Shortly after that, I created a virtual tour company that helped to visually expose seller’s and renter’s properties.

In 2008 with the downturn in real estate, I created a business consulting company to help small businesses and those self-employed grow their business using internet online processes while continuing my real estate career.

Between 2009 I moved to South Florida, earned my real estate license there and actively helped clients sell and buy properties, single family, townhomes, condos and vacant land.

In 2014 I added real estate investing consulting to my services, providing in-depth data analysis to help investors purchase properties in need of renovation and upon completion a probable successful return on their investment.

In 2021 I moved to Beaufort, South Carolina after COVID to be closer to family and continued my real estate career.

In 2024 I moved to North Carolina, the third state I am now licensed in and to an area along the east coast I know well having vacationed from the Outer Banks to Oak Island and living in the charming cities and surrounding areas of Charleston and Beaufort in South Carolina.

Primary Goals

My primary goal for every client is to maximize their overall price and terms for them at the end of the real estate transaction.

For my client sellers, my primary goal is to not only get the best price and terms for them, but to keep them constantly updated on market data and analysis that may affect the price of their property and the experience of my negotiating skills so they can determine for themselves the decisions most important to them.

For my client buyers, my primary goal is to not only get the best price and terms for them, but to understand their needs and wants and based on that, expose them to as many properties as possible that fits their criteria. It also means to make recommendations and referrals they may not have thought of so they can determine for themselves the decisions most important to them.

For my client investors, my primary goal is to not only get the best price and terms for them of that property, but also to give them the location values that most likely will give them the best possible return on investment (ROI) based on the costs of their investment (material, labor, contractors, permits, taxes, fees, utilities, etc.)

Primary ways I help my clients, whether sellers, buyers or investors, but not limited to the following:

  • Developing a property presence through a website(s) to expose the client’s property;
  • Unique and effective actions and activities to expose the client’s property;
  • Scheduling showings, open houses, inspections, interviews, evaluations, etc.;
  • Effective communication with clients via phone, email and text to keep them informed of their objectives;
  • Continually providing market data and analysis that may affect selling or buying objectives;
  • To enhance an investor’s possible return on investment with location market analysis.

Kenny

“I had to sell my home and Dan listed it at a price that seemed right for me. Dan brought in a number of showings and in holding multiple open houses, I was happy with the number of buyers looking at my home. However, in the next several months, I had several offers, one at list price I turned down. The fact is, Dan kept me updated on market data every couple of weeks and it showed my house was going up in potential price. It finally sold at $25,000 over the original list price! I know Dan was a bit frustrated as I rejected the original list price offer, but he always kept his word saying "You're the boss." His market data was exceptional, I trusted his data and I never thought I could get as much as I did and at the end of the day Dan was very happy for me.”

Kenny
Jeff & Elaine

“We wanted a beach home and Dan found us one to make an offer on. It was a bit out of our price range, but Dan sat us down and gave a number of reasons why it may be an offer we can make within our budget and recommended a price that would work for us. He submitted the offer and it was accepted. We were thrilled for what Dan did for us!”

Jeff & Elaine
Mark & Therese

“We were very specific in our needs in finding a home and Dan was always sending us not only possible properties, but information that helped us greatly in the buying process as we were looking for our new home. Couldn't be happier with what Dan did for us.”

Mark & Therese
Captain & Mrs. Emory

“My wife and I had a very difficult and unique home we needed to sell. We listed it with a top agent the year before and had very little showings. We hired Dan and he started getting us more showings than we ever had. We knew with his hard work, Dan was eventually going to find a buyer for us, and he did.”

Captain and Mrs. Emory

“Dan showed me his market data and recommended I list at $780,000. During his showings buyers kept telling us we were way overpriced. Even one appraisal came in at $130,000 under list. But Dan's data kept telling me to keep my list price. At no time did Dan ever recommend I lower my price and opined that the property could well be worth over $1 million in a year or two. My property sold for almost $800,000." I was thrilled. And Dan was right, a year later the property is valued at over $1 million.
