MARKET UPDATE SUMMARY
BRIERWOOD ESTATES through the end of February have no sold single family homes for 2026. There are 8 Active homes for sale currently and 7 Pending homes under contract for a total of 15 properties Active and Pending. In 2025 a total of 18 homes sold in Brierwood so the community may surpass that number by what is seen in the early year. 30 homes are the highest number of sold in one year in the past twelve years.

More on the data:
Pending homes: The average List Price Per Square Foot is $182, down from the $192 record average in 2025. However, it should be noted larger homes normally have a lower Price Per Sq.Ft. than smaller homes. Not one of the pending homes is less than 2,100 sq.ft. and the average of the Pending homes is 2,578 sq.ft. .
The average Days On Market (DOM) for Pending homes is 78 days, 19 days longer than 2025. However, it should be noted here that almost half of the homes were listed during the slower real estate market of the holiday season.
The last indicator for Pending homes is the Original List Price to Pending List Price of 96%, down 3% from the 99% of 2025.
It must be noted that the final Sold numbers may and do change. Sold homes will be added as a summary once they close in future updates.
Active homes: The average List Price Per Square Foot is $196, higher than the $192 record average in 2025. It should be noted smaller homes normally have a higher Price Per Sq.Ft. than larger homes. Five of the eight Active homes are under 2,100 sq.ft. which is not the case in Pending homes. The average size home for Actives is 2,262, which is 300 sq.ft. less on average of the Pending homes.
The average Days On Market (DOM) for Active homes is 66 days, just 7 days longer than 2025. However, it should be noted that these homes are not yet Pending and the numbers will grow until sold.
The last indicator for Active homes is the Original List Price to Pending List Price of 99%, matching the 99% of 2025.
As in the Pending homes, it must be noted that the final Sold numbers of the Actives listed may and do change. Sold homes will be added as a summary once they close in future updates.
Heading into March, 2026 as mentioned, no homes as of yet have sold. This Brierwood Estates page will be updated monthly so that residents can see the current market happening with the community.
About the Charts
The data in the charts is extracted directly from the Brunswick County Association of Realtors MLS. It is the yearly square foot averages that homes sold for in Brierwood Estates.
The data is a key resource to determine a base point for pricing a property. Once a custom base point (minimum-maximum price) is created for a particular home, other factors are then applied such as the condition of the home (well kept and maintained), upgrades/updates added (such as an updated kitchen), amenities added (such as a pool) and more.

Chart data includes the zip codes of those coastal areas in South Carolina from Myrtle Beach to the North Carolina border and in North Carolina from the South Carolina border to Southport. The data includes the residential types of Single Family Residential, Condos and Townhomes.

MARKET UPDATE THROUGH March 5, 2026.
For the NORTH CAROLINA Coastal region property values, early numbers have a drop of $8 per square foot from 2025. But the key word is “early,” as the strength of the real estate market hasn’t begun yet.
The average price per home has increased by $2,638 which is a good sign early on for sellers.
The Days On Market increased 21 days, but keep in mind these are homes that were listed during and before the holiday season. Properties don’t normally move as fast during the holidays, so this number has a probability of going down.
The last key indicator to mention is the Percent List Price to Sold. That number represents the difference between the listed price of a home and eventual sold price. So far for 2026 that number has held at the 2025 numbers for 2026 at 97%. That’s a strong number for early 2026.
For the SOUTH CAROLINA Coastal region property values early numbers have a drop of $7 per square foot from 2025. But as stated in the NC summary, the key word is “early,” as the strength of the real estate market hasn’t begun yet.
The average price per home has decreased by $17,274.
The Days On Market increased just 7 days. Not bad when keeping in mind these are homes that were listed during and before the holiday season. Again as stated in the NC summary, properties don’t normally move as fast during the holidays, so this number has a probability of going down.
The last key indicator to mention is the Percent List Price to Sold. That number represents the difference between the listed price of a home and eventual sold price. For the new year, that number dropped by 1%, from 97% in 2025 to 96% in 2026.
For both the NC and SC Coastal Properties, next months March final numbers should begin to show how strong or weak the early real estate market could be.
