One example of my valuation skills:

A seller called me to list his home, Kenny. His home was unique in that it was a bit larger than all of the homes in his neighborhood, and there were no comparative properties that had recently sold that were similar to his property. I had to rely on my unique property analysis and we came to a list price. A buyer made a lower-than-list price offer and was rejected. The showings and open houses were encouraging and Kenny held firm to the list price I recommended.

Shortly after the first month, a full-priced offer was submitted. Kenny asked for a market update. When he saw my update, he rejected the full-priced offer, explaining that it tells him his property went up in value. The list price was raised $20,000 at his request.

After holding an open house a few weeks later, a full-list price offer was submitted and Kenny accepted.

Kenny as a result of my market data, made a decision to reject the initial list-price offer, raised his price after he read my market update and sold his home for $20,000 more than the initial price.
